Amerisk Engineering and its technical staff have been active in the facility management and risk assessment business for over 30 years.

The success of an Amerisk Engineering audit (be it of maintenance management profile, assets protection, existing vendor evaluation, energy waste, power quality analysis, etc.) and even our third party witness testing of new construction or to act as watchdog over contractors doing PM or repairs resides in having the wherewithal to capture the particular needs of each facility we visit.

Our audits are never of any use unless there is a concerted efforts to engage into a CIBMP (Continuous Improvement Best Maintenance Practices) program. Each of our audits, if followed by the implementation of our recommended improvement programs resulted in savings exceeding 10% of original budgets. Guaranteed. Sadly, at one of the above-listed facilities, the manager who had hired us was demoted to fleet management upon the completion of our overall audit report “for not having done this audit two years earlier!”  Sad but true!

A facility may pass on having a “reality check.”  It is a mistake. A second opinion of wrk done either by a contractor or internally will either validate what you spent or tell you there is much improvement to be done. It can be embarrassing since you hired the contractor. But it is never too late to redress a bad situation.  

Reasons for avoiding audits come from a variety of reasons:

  1. one was already performed recently (whether right or wrong),
  2. everyone at work feels they are the best judge of their own facility health,
  3. costs concerns and leaving it to the power of inertia,
  4. anxiety about revelations of shortcomings and finger pointing,
  5. all of the above.

A company may roll along using established methods and rules without regular reviews and simply is content with using in a piecemeal approach such time-honored PM practices as infrared electrical inspections. They often do it  more for reasons of due diligence than a belief in visible improvements.

Electrical is so invisible. Yet electrical is still the No 1 cause of fires in buildings according to EPRI (Electrical Power Research Institute) in Palo Alto, Calif. Other PM practices include vibration analysis, GFI testing, Electrical Gear Life Extension practices and much more. Our proven results, we believe, far outstrip inspections done  purely “for the form.”

We work in a professional and methodical manner to serve the sites that retain us. We have the desire to guide site managers towards more cost-effective and long-range solutions to maintenance challenges, seen and unseen — much of it often not felt until a few years later.

We use only top of the line most recent 2014-16 FLIR T-640 through T-660 infrared imager. It is very versatile and through wiFi and bluetooth can communicate directly to your iPhone and iPad for you to see in real time any problem we find in an electrical room.

  • We do not avoid opening transformers and we collect amperage data on all 7 conductors so that you have a complete image of your power profile at each step down node, the heart of your system!
  • We open the utility main feed enclosure to your meter to verify the crimp connections of cables to bus runs,
  • We test all packaged and roof units, not just the disconnects.
  • We examine fuse coordination and batch matching.
  • We provide as required a list of all fuse replacements to be kept on hand.

EXPERIENCED INSPECTORS

Time on the job does not always translate to usable experience. We have seen thermographers (inspectors) who will insist on defectiveness when there is none from a scientific basis. That can be costly.

EXPERT WITNESSES

If a mishap were to occur (if they do) we can testify in court on your behalf as expert witnesses. Perhaps the only place where a couple of college degrees are given any weight.
